  • Do you work with first time home buyers?

    Yes! Helping first time home buyers is the reason I got started in Real Estate. Buying for the first time can be overwhelming, understanding the overall process and what you need to be prepared for is why we are here to help.   • How much do i have to pay an agent to help me buy a house?

    The great news is that our services are at no cost to you. When you purchase your house the seller is responsible to pay both agents.

  • What kind of credit score do i need to buy home

    A minimum credit score of 580 is required in order to qualify for a first time buyer home loan (FHA) however the better your credit score the better chance you have at a low mortgage interest rate.

  • What's the first step of the home buying process?

    The first step in getting you to your dream home is getting you “pre-approved” for a home loan. Pairing you with the right lender is important. We have some wonderful preferred lenders that are here to set you up for success.

  • What is a seller's market?

    When inventory is low homes sell faster, and buyers must compete with each other in order to have their offer win. This often leads to buyers waiving and or shortening contingencies and offering more for the home than the listing price.

  • How long does it take to buy a home?

    The buying a house timeline can be tricky to predict. It typically takes anywhere from four weeks at the low end to six months (or more) to shop for and close on a house. But it can be quicker if you make a strong offer right away in a fast-moving market or slower if you have a hard time finding just the right place or keep getting outbid. The shopping step is one of the biggest house-buying timeline variables. According to research, about half of buyers searched for less than three months.

  • What is a buyer's market?

    A buyer's market occurs when supply exceeds demand. ... These conditions give buyers leverage over sellers because when supply is higher and demand lower, the market is forced to respond. In a buyer's market, real estate prices decrease, and homes linger on the market longer.

  • How much do I need for a down payment?

    As little as 3% is needed in order to purchase a home. However putting 20% or more down will save you from having PMI (private mortgage insurance) thus dropping your monthly mortgage payment down.

  • Should I sell my current home before I buy a new one?

    Selling your house before buying a new one is the more practical solution for most people, but it’s not always the most convenient. Selling first is beneficial if you need to access your current home equity to buy your new home. However, selling first often requires temporary housing while buying your new house.


    From a real estate market standpoint, selling before buying makes the most sense for people who are selling in a buyers market. In this situation, you know the your current home may take longer to sell, and you probably don’t want to or can’t afford to pay for two homes for an extended period of time.


    This can vary for each individual and the best solution is to consult with our team so we can help educate you on the best course of action for your situation.

  • How many homes should i view before buying

    The average home buyers will visit 10 homes over 10 weeks’ time before they find “the one”—that special place that inspires an offer. But that number can vary widely: Some may fall in love with the first place they see, while others feel compelled to check out several dozen. The point is that you never know until you do and we are here to show you as many as it takes. We work on your time line and will never put pressure on our buyers

  • Should I order a home inspection?

    Is a Home Inspection Absolutely Necessary? The simple answer is no. There is no law that requires a buyer or a seller to conduct an inspection when purchasing or selling any home. ... A home inspection will give you a good picture of what you are walking into when you buy and move into your new home.


    With that being said I would always recommend having a home inspection done when possible so you can protect yourself from any health and or safety issues.  Depending on the market and how aggressive you want to be in winning the home it is left to you to decide what works best for you.

  • What if my offer is rejected?

    Typically the  seller will accept your offer, deny it or make a counteroffer. A seller will make a counteroffer if they're unhappy with some part of your offer but don't want to outright reject it. In their counteroffer, a seller will outline what they'd prefer changed from your initial offer.

  • Do I need to do a final walk-through?

    The final walkthrough before closing on a house is one of the last steps to buying a home. The final walkthrough is typically completed after the seller has moved out and allows the buyer to confirm that agreed-upon repairs have been made, and that there are no new issues.


    I would always recommend doing a final walk through whenever possible.
